A Vision
Brus Home Inspectors is owned by Bob Hubbard
of Mountain Home, Arkansas, who has over 30 years of experience
as a successful contractor/business owner in the residential
and commercial construction industry from the Downers Grove
area of Du Page County, Illinois, where building codes are
strictly enforced, and standards are high.
He spent over 30 years correcting substandard systems
that were not properly built in the first place. As the area grew
and developed, codes became the means of raising the standards.
With a B.A in Psychology, and a Master's in Management
and Psychology, he worked his way through college and graduate school as a contractor.

An inspection is a thorough inventory
of the property, at a moment in time, by a qualified professional
who has no personal interest in the property.
Inspection includes but is not limited
to:
Roof: roofing
material, flashings, chimneys, gutters, downspouts, ventilation,
roof-mounted equipment
Attic: trusses,
insulation, roof sheathing, ventilation, wiring, moisture,
joists
Exterior: siding
material, doors, windows, porches, decks, stoops, rails, steps,
downspout terminus, drainage
Foundation: slab,
crawl, basement, wet/dry, interior drainage, cracks, settlement,
expansion, mold/mildew, joists, insulation, piping, wiring
Plumbing: main
supply, shut-off, supply material, waste
material, supply flow, waste flow, fixtures, faucets, hot water
supply
Electrical: incoming
service, main panel, sub-panels, receptacles, switches, fixtures,
GFCI, AFCI, ground
Heat system: type,
age, fuel, thermostat, ductwork, registers, filters, flues
Fireplace: wood
stove, insert, flue, fuel
Cooling system: type,
age, coolant
Insulation: ceiling,
floor, thickness, R-value
Interior: wall/ceiling
material/condition, floor coverings/condition, trim, cabinets,
stairs, rails, countertops, doors, windows, kitchen appliances
What is not included:
Most of these items are under contract with a service provider.
Pools, elevators, septic tanks/fields, water conditioning
systems, cesspools, underground utilities, wells/springs, solar
systems, antennas, lightning arresters, sprinkler systems, playground
equipment, tennis courts, security systems, central vac, personal
property, recreational equipment, cosmetic items, and items not
permanently installed. Any equipment or system that is shut down
or inoperable.
Cooling systems are not operated when the outdoor
temperature has been below 60 degrees F within 24 hours.
Thermostats and timers are not checked for calibration
or accuracy.
The presence of critters or insects, except as informative
where activity is obvious.
